However, as a general rule of thumb, our builds typically take around 6-7 months to complete, not including the design and permits stage, during which time we work closely with our clients to ensure that every detail of their dream home is brought to life.

We take great care and attention to detail when providing our clients with an estimate for their custom home build. Typically, we require approximately 3 weeks to provide a detailed and accurate estimate, as this allows us the time to ensure we have all the necessary information and details required to create an accurate estimation of costs. This time also allows for us to review any design plans or specifications and take into account any unique features or requests.

At Gay Custom Estates, we are committed to providing our clients with a truly customized experience. We offer project management services, which means that we can work with both our clients' preferred architects and designers or provide our own design team if needed. Regardless of who provides the design, our team will work closely with our clients to ensure that every aspect of the build meets their expectations and vision.

At Gay Custom Estates, we understand that our clients' needs and preferences can change during the build process. We offer a simple and seamless process for making changes with the use of a 'Change Order'. This process allows for changes to be made, whether design or construction related, in a controlled and organized manner. For example, if a client wants to upgrade from laminate to engineered hardwood, we would present the additional cost to the client and issue a 'Change Order' for the upgraded material as an additional cost to the contracted price. This ensures that our clients have the flexibility to make changes that suit their evolving needs while maintaining control over their budget.

At Gay Custom Estates, we take pride in building homes that are not only beautiful and functional, but also energy efficient. We use furnaces that are in the 96% efficiency range and hot water tanks from a reliable mechanical company. Our windows come in different levels of energy efficiency and our insulation has a thermal resistant of R22. We believe that energy efficiency is an important consideration in modern home building and we strive to ensure that our homes are built to meet or exceed the latest energy codes and standards. By using high-quality materials and paying attention to the details, we are able to provide our clients with homes that are not only comfortable and stylish but also energy-efficient and cost-effective in the long run.

At Gay Custom Estates, we stand behind the quality of our work and offer a comprehensive warranty program for our custom homes. Our warranty includes a 7-year structural warranty, a 2-year warranty on electrical and mechanical systems, and a 1-year workmanship warranty. This means that if any issues arise with the structural integrity, electrical or mechanical systems, or workmanship of your new home during the warranty period, we will promptly address and resolve them at no additional cost to you.

In addition to our warranty program, we are committed to providing exceptional customer service and are always responsive to any questions or concerns you may have about your new home, even after the warranty period has expired. Furthermore, many of the products and materials used in our custom homes come with their own manufacturer warranties, such as flooring, shingles, and fixtures.
